MDA Property Analyst©

Overview

Designed for property investment analysts, professional property valuers and property brokers with a focus towards commercial and industrial properties.

Can also be used by property owners to monitor external agents who manage properties on their behalf.

Incorporates the tried and tested valuation methods from various schools of thought in one model. Each of these methods has been computerised with active input from leading consultants and proponents of the different methods.

Easy-to-use and can be run stand-alone or integrated with MDA Property Manager© for efficient and accurate valuations of your managed properties.

The user is guided in a logical and stepwise manner through the analysis processes.

Capturing of information is very quick and easy, with extensive validations for correctness and consistency.

Prints professional valuation reports and supporting schedules.

Graphs, pictures and colours give visual impact.

Security controls ensure that only authorised users can access details of specified properties.


The Main Information Entities


Provides a repository for maintaining pertinent details for properties and tenants.

Properties

Record pertinent identification and classification details.

Identify the different types of space and their projected market rentals.

Enter projected operating expenses from a checklist.

Capital expenses can be entered.

Local authority values, town planning details, book values and previous valuation estimates are recorded to support the analysis.

Tenants

Caters for tenants with multiple leases over multiple areas and with multiple rentals and operating cost recoveries.

Tenant rentals are automatically escalated during the lease period.

Rentals can be automatically reverted to prevailing market rentals on expiry or after a specified vacancy period, even if the lease is over multiple areas (with different market rentals pertaining to each).

Rentals and operating expense recoveries can be entered either as gross amounts or rates/area.

Operating expense recoveries are automatically calculated as:

  • Fixed (pre-determined) escalated amounts.
  • Based on pro-rata share of operating expenses.
  • Based on pro-rata share of increases in operating expenses.

Alternatively, operating expense recoveries can simply be entered as a percentage of the projected operating expense.

Tenancy schedules show pertinent lease details at any point in time, together with prevailing market rentals and escalations.


The Processes

Cash flows are generated with user specified variables for number of years cash flow, capitalisation and discount rates, vacancy factor, period of capitalisation, etc.

Cash flows can be produced for up to 20 years.

In a single pass, property market value estimates are calculated according to these methods:

  • General Discounted Cash Flow.
  • Capitalisation of Year 1 Income (using Actual rentals).
  • Capitalisation of Year 1 Income (using Market rentals).
  • Opportunity Cash Flow.
  • Top Slice Method.

Print cash flows for selected annual or monthly periods in detail or consolidated format. The detail reports allow every assumption to be audited — the assumptions and projections do not disappear into a 'black box'.

Summary reports show value estimates according to all methods plus your own estimate.

Analysis reports can be generated per portfolio, property type, region and sub-region.

Investment indicators such as income yield, capital growth, total growth, cumulative and year-on-year growth are calculated.

Effects of gearing an investment are well illustrated.

Calculates internal rate of return.

Calculates efficiency and expense ratios.

Depreciated replacement cost is effortlessly calculated.

No need to recapture information for valuations at a future date.

Quickly recalculate revised market value estimate based on different scenarios for market rentals and escalations, capitalisation and discount rates, vacancy factors, etc.

Determine optimum gearing level.

Determine most beneficial lease structure in terms of rentals, contributions to operating costs and their respective escalations.

Extract or import valuations from other MDA Property Analyst© databases.

Present values are calculated on a monthly in advance basis.

Direct import facilities from MDA Property Manager© enable regular periodic valuations of managed properties to be done cost effectively.

Import facilities from other property management systems can be written.

Tables of market rentals, capitalisation rates and construction costs are maintained for quick reference.

Built-in financial calculator functions for calculating payments, interest rates, loan amounts, etc.
